No building of Class 5, 6 or 7 occupancy shall cover a greater percentage of the area of its site than the percentage prescribed by regulations made under a town planning scheme adopted by the local authority as applicable in respect of that area in which such site is situated and in no case shall any such building occupy more than 80% of the site.
